How buying a home works here
The real steps for a Malaysian purchase, with the figures dated and sourced.
- 01
Set the budget
Banks lend up to 90% on a first or second home. Work out the deposit and the monthly instalment before you view.
- 02
Shortlist and check the title
Freehold or leasehold, strata title, Bumi lot. We list the tenure on every home and the source for it.
- 03
Offer and earnest deposit
A letter of offer and a deposit of 2% to 3%, which counts towards the 10% you pay at signing.
- 04
Sign the SPA
Usually within about 14 days, with the deposit topped up to 10%. Your lawyer can also act on the loan.
- 05
Duty, fees and completion
Stamp duty, legal fees and the balance, in about three months. First homes up to RM 500,000 pay no stamp duty.
